Alpha Browett Taylor
Leasehold Enfranchisement Services London
Alpha Browett Taylor provides clear, effective advice to support valuations and the negotiation of residential lease extensions and freehold enfranchisements. We have extensive experience acting for both freeholders and leaseholders, guiding clients through the statutory processes under the Leasehold Reform, Housing and Urban Development Act 1993 and related legislation.
Our services include preparing formal valuation reports, advising on premium calculations, negotiating terms with counterparties, and handling counter-notices where required. We regularly represent clients in references to and attendance at hearings before the First-tier Tribunal (Property Chamber), ensuring robust presentation of evidence and arguments to achieve the most favourable outcomes.
We work diligently to manage our clients’ objectives consistently throughout the entire process, from initial advice through to completion or tribunal determination. Our approach emphasises clear communication, strategic negotiation, and a thorough understanding of market evidence and case law to protect and maximise our clients’ interests.
We maintain close working relationships with a number of specialist solicitors and are frequently instructed to act as Expert Witnesses at tribunals. This integrated support ensures seamless coordination and professional representation at every stage, whether the matter is resolved by agreement or requires formal adjudication.
Are you a leaseholder?
Under the Leasehold Reform, Housing and Urban Development Act 1993 and related legislation, qualifying leaseholders of flats have the statutory right to extend their lease by an additional 90 years, with the ground rent reduced to a peppercorn (effectively zero) for the extended term, upon payment of a premium.
Leaseholders in blocks of flats can also collectively enfranchise by purchasing the freehold of the building, enabling greater control over management, service charges, and future decisions.
For leasehold houses, qualifying owners have the right to purchase the freehold outright under the Leasehold Reform Act 1967.

Are you a Freeholder?
We act on behalf of freeholders, providing strategic advice on lease enfranchisement for single properties and large national portfolios alike. Our experienced team works closely with freeholders to navigate the complexities of leasehold reform, collective enfranchisement, and related matters, ensuring your ownership interests are fully protected and optimised at every stage.
Our primary goal is to monitor your interests with the utmost care throughout the process. We focus on securing premiums that are fair, robustly negotiated, and truly reflective of market value—helping you avoid overpayments while maximising the financial outcome as the freeholder.
We offer comprehensive support, including detailed valuations and premium calculations grounded in current market evidence and statutory valuation methods. We provide strategic guidance on responding to leaseholder claims, such as preparing counter-notices and developing effective negotiation tactics. We also advise on the wider implications of enfranchisement for portfolio management, service charge structures, and future development potential. Where required, we represent you in negotiations and at First-tier Tribunal hearings to defend your position effectively.
